How to buy a house in Bulgaria?
The authorities promise to abolish the need to register a company for the purchase of land in 2013-2015. While there is no such law, a foreigner creates an EOOD for one person or OOD (our LLC) in the company with a co-founder. The minimum capital must be at least 1 EUR (plus printing, fees, processing of documents - there will be few of them). I am glad that legal entities are not obliged to conduct activities aimed at making a profit, it is enough to pay real estate tax and show zero balance.
Having registered a firm, you can proceed with the preparation of notarial acts for the acquisition of land and for the purchase and sale of the house itself. Then the new owner must receive the TIN and, no later than 2 months after the transaction is completed, register the purchase with BULSTAT and the tax service
